Our units here are outside house and ducts/furnace in basements or first floor utility rooms if on crawl space.Crawling attics in heat is no fun!!
Ken Latchers Your opinion on Seller's strange Eviction Clause

The landlord can put that in the lease but it doesn't mean it will hold up in court.A judge will likely throw that part of the provision out and make the landlord go through the normal eviction process.We have a clause where the rent is late on the 5th and then an eviction fee of 150 is added on plus 10 dollars a day for each day they are late.The judge gives us the 150 and back rent as a judgement but sees the 10 dollars a day as excessive in most cases and will not give to us.We have it in there to make the tenant feel the heat and want to pay the rent instead of letting 10 dollars a day accrue.I am sure it is the same way with this other landlord.Most of their tenants are probably not fully educated on eviction law.So they assume they must leave by the 15th because they signed the paper.

However, out-of-country seller (no debt) paid $300/month to a property manager, $100/month taxes, $205/year insurance, $350/month water, $120 month for electric/heat (laundry shed), $35/month trash (dumpster shared with 2 other MFHs), $105/month mowing, $20/month pest spraying, $50/month for cleaning of laundry room, in addition to any maintenance required.

As an investor, I can't go as high as an owner-occupied offer, so now we're shaking the tree and trying to get our own listings.I've also been looking at out-of-state and out-of-county investment as a way to diversify as well as take the heat off.At least I'm glad I'm not the only one - LOL!

I would like to rely on altruism, but in the heat of a deal when communication is important, I think it can work if the mentor is invested as well.
