@Boris Grin Agreed, but by myself I can probably start small, scale slower and only do a few deals BUT, partnering with an experienced investor or two, together we can do tons of deals, scale up a lot quicker and ultimately all receive larger returns with the quicker and higher quantity of deals getting done.

Quality and consistency of cash flow is at least as important as the quantity, and that comes from quality tenants, who want to and can afford to live in quality property, in quality neighborhoods ... it is ok if the property needs a bit of work to fix into quality, so long as the purchase price is discounted accordingly, but you can't rehab the neighborhood it is in ... cash flow does you no good on paper if you can't collect it in reality ... and even if you can collect, if you have to chase tenants all over the place to get it, it is just not worth the effort in most cases.

The biggest hurdle is getting the quantity of deals due to the hot market but I do have access to off market deals with my company that I can leverage with patience.

They should use comps within the last 90 days, then go another 30 days each until they reach 6 months to ensure they have enough quantity of comps.
