I have a buddy of mine in the NJ Guard who swears by PR and he gave me a list of place to explore.  

Not to dash your hopes but most probate auctions require the bidder to provide vesting in their offer(s), hence are difficult if not impossible to assign.With LA County Public Admin/Guard., most all sales are limited suthority sales subject to court overbid. 

That said, I believe the easiest solution for us would be to form a general partnership (by default), file a 1065 return each year, and simply buy an umbrella insurance policy to guard against liability.

But I also have a plow contract with the state of MA and plow a National Guard Armory, so it's a slightly different situation.

All granite block construction, direct ocean front with sweeping views of Buzzard's Bay and the Elizabeth Islands, roof decks, 18 hole golf course, tennis courts, playground, heated in-ground pool, private beach, clubhouse, guarded gate, with heat included. 

An auction in a gated community can result in people not getting into the community due to overzealous guards at the gate.
