OK, advance apologies from me for the instructional hijacks.The way to do this is to use the "Quote" function on the post where you wish to borrow a quote, and then copy and paste that into a text editor; if you use tabbed browsing, you can open that quote in another tab or even another browser window if you choose,Once you have it copied, you can add it into any reply to any other thread.

He really has carved out a niche allowing him to perform almost all functions in-house, creating leads off of every call.Anyhow the initial plan was to get me started as a Loan Originator, then once I was familiar with that end of things I could grab a property and he would walk me through the process.

You don't say where you are; but I can tell you that in TX it is standard practice on a "foreclosure" (actually a trustee's sale) to issue a Special Warranty Deed, because the trustee was issuing the deed as a function of their obligation under the terms of the Deed of Trust.An "owner" selling would issue/sign a General Warranty Deed, however when you delve into what is being warranted under the terms of each it would be impossible for a trustee to sign anything other than a Special WD.I'm guessing you did get title insurance with this.You did get a "Warranty Deed", granted a SWD with this purchase.

A landlord can not transfer some responsibilities (heating, water, functional roof, doors and windows functioning, safe electrics).So, if you have an agreement and the tenant is following it you pretty much have no leg to stand on if you feel something is wrong.
