I purchased a 4-flat with cash (foreclosure/short sale/auction/etc.)  8 months have gone by and in that time frame I've rehabbed the building with my own funds. 

I invest in New Jersey and soon hopefully Pennsylvania and I’m not quite sure what type of commission or flat fee I’d have to pay a brokerage firm to accomplish this.Any of you guys have some insight on this?

Would a broker do this for an annual flat fee and not have a hand in the business?

My concern is I'm in Chicago and I see  a lot of low cost 2 flat and 3 flat buildings in the west side area or areas still rough.

Noise would  be your main issue with up and down flats where the floor is timber , wood panels or anything not solid. 

I’m a real estate agent and owner of a two flat in the Avondale neighborhood.

Been looking at getting into the game with a 2 or 3 flat.
