I might have exaggerated the credit a little I was just frustrated yesterday when I found out I had been denied I still have an excellent rating in the mid 800's.

In the case you speak of, I would not send seasoned local investors marketing content to people who would know the message was exaggerated. 

My capex will be lower than normal because its a newer home with no exaggeration a new roof, driveway, hvac, deck, and kitchen.

  $50k is an exaggeration but we DID experience a nearly $25K reduction in value during the dip. 

I'm not an attorney or a CPA, however, I am someone who at one point set up a ton of LLC's and ended up with 24 (no exaggeration!)

This is probably too much of an exaggeration on my part, because I'm assuming you only have that San Antonio duplex towards your 10 mortgages count, giving you 9 more that you could acquire before being at your Fannie/Freddie max.  

Some of your post seems exaggerated some but I could be wrong.

The scenario I'm painting is not exaggerated.

Guests and hosts exaggerate their experience to protect their precious rating.

Am I exaggerating, being to strict in my calculations?
