hello awesome BPsI have been looking into the investment properties off of the MLS and that has been a real challenge for the past 9 months to make a cash flow with different scenarios including sublets - there are a couple of regulations in this area also.I am looking into the market of Montgomery county MD.

There are seemingly good potential deals all over Denver Metro, but its becoming increasingly risky to try a flip outside of the few established and sought-after neighborhoods in Denver. 

Have your standard Home/Hazard insurance on the property and your personnal "umbrella" policy for liability.The company itself will be required to maintain their own insurance and each patient/resident under their care will sign a contract with that company, not with you as the property owner.I have a 5 br home in Oahu, HI leased out for the next 3 years to a residential assisted living facility above FMV rent.Biggest thing is making sure that the company does THEIR DUE DILIGENCE in pulling the permits and making any changes to the home in order to comply with the state regulations.

I would suggest going independently but partnering with an established company.

These are barrels that store owners/managers/customers work with distilleries on to hand select a unique barrel that is bottled exclusively for their establishment.

However, PS is more established and we are focusing on 4/2 SFH (no land lease and under city caps).
