The one thing I would emphasize is that if you are planning on raising capital for another sponsor's deal then be sure you are still thoroughly educated so you KNOW what the sponsor's assumptions are.

If your comfortable, you could post on BP any projections for feedback but the high initial cash flow locations will typically use the criteria for their market which emphasizes initial cash flow versus San Diego is about long term appreciation which results in long term outstanding cash flow.
