Since it’s so close to the end of the year, I’m wondering if anyone else has had success with the STR loophole requirements and material participation when acquiring a property with only two months left in the year?

We always use one in Florida, and taking the correct actions now is cheaper and faster than anything else. 

The lights start flickering and we hear another door slam somewhere else in the house.

I would like to meet the requirement of spending over 100 hours on it yearly and spending more time than anyone else. 

Like everything else with Real Estate just taking it on seems to always be the best way to learn.

take your bonus, pay down the home and sell it. not much creativity that can be had. if you try and short sell it the banks could still come back after you and it will crush your credit. chalk it up to a very expensive lesson learned - was it driven by FOMO of feeling like you needed to invest because everyone else was making money?

The place is a mess but I'm excited to see what it becomes.

Has anyone else had this problem, I've removed the baseboards and tapped it back together once already but it continues to separate, not really sure what to do, it looks great and holds up super well, except for the gaps!
