Hey all,Just completed my first deal and now trying to digest and understand where i made missteps.

Buying a house, doing some renovations, and throwing a tenant in there is a very digestible concept.

Everyone is preaching about how much money it takes but from what I've read, listened to from the BP podcasts, YouTube channels, and my own way of planning via digesting all sorts of information the only real money you need is for EMD and to pay an attorney to help you with your contracts.

After reading and digesting all written in this thread, I have done some serious thinking about wholesaling and based on my 38 years experience as a real estate investor, note buyer, private lender and syndicator here are my thoughts1.

@Assi Siles  Yes, everything you need is there..packed with way more information then you can digest just starting out.  

Even if the model is correct and takes into account all properly recorded liens, you have to watch out for subordination agreements that no computer model is going to be able to read and digest.

Literally hundreds of hours of content to digest and tons of forms and system process outlines that I could implement immediately in my business.

I think the fact the seller can take time to digest it without the pressure of me being in the house makes perfect sense.

Let them think and digest about it as there may be other obvious factors they may be dealing with.

Reading and digesting the PPM... that will show the real story.
