Not sure who coined the term appreciation is a bonus.. but that is not what most investors want   they want some appreciation.. other wise cap ex kills them.I think appreciation needs to be an integral part of an investors strategy.Or if you know there Is not going to be appreciation then its just a money thing.. you need cash flow a lot of it and many doors
