If I put them on a warranty, would that be beneficial when they eventually crap out whether that's a few months from now or 5 years from now?

Hello, I've been talking about this crap for 4 years now!

Many of those old fixtures, outlets, light switches will all hold up much better than the crap they build today.

So my 184 unit complex pays $1840 per month and my 432 unit complex pays $4300 per month.For that price, we get:All accounting services except for audit and tax.Management of all homeowner issues/complaints/maintenance requests, etc.Management of all vendors, work orders, bids and quotes, etc.Regular code enforcement walk through, notifications and fine managementInterface with collections attorney.Annual meeting management, including adhering to proper notification periods, proxy counting and all the crap that goes with it.For my larger complex, we get a management company employee who sits in our clubhouse 2 days per week to help homeowners with dues payments, questions, etc. 

Are they having trouble because they have too much crap?

They should have know this months in advance and advised the buyers and me for the need of a POA.Of course the buyers were not related, so had to do the crap shoot related to dower rights for the spouses of each buyer.

I will try not to bore you too much with all my personal crap about my wife and daughter.  

I ripped out the skirt, took out the "belly" of the MH and re did all of the plumbing with PEX tubing instead of the old galvanized crap that is notorious for cracking, installed new toilets, and finished gutting the interior and sold it as a "fixer" to an old work partner for 2700.

I can name several large local well-known HML's who've pulled this crap, screwing borrowers we know at the last minute.

Plumbing is the easier as all you have to know is that "Crap flows downhill."
