So I'm happy I continue to collect rent for the 3-4 months that it will take me to evict.Obviously, I'd be much happier if the tenant wasn't trashing the house and I didn't have to kick her and her 5 kids out. 

While I have made the property substantially better, and in turn am collecting good rent, I am limited in what I can do going forward with respect to ROI, and there are always expenses that can be made/issues that come up.

The last 2 years I have collected over 80 different bottle and gotten my hands on a good bit of the staples.  

Should I set up an LLC, open checking account in business, and use this for collecting rent and paying morgage/expenses?

Speaking from personal experience on the management side of things and on the owner side of things, if you are paying a property manager 10% of your rent collected, they should absolutely be responsible for the coordination of proactive repairs based on their teams property inspections.
