You have two options:Close on your offer to purchase and rent it outWalk away and forfeit the EMD.If the original seller suspects that you never had the intent of closing or were incapable of closing (say inability to finance), you might get hit with a fraud suit as the seller was "relying upon your offer" and had taken action with that in mind.if the property has been on the market for some duration, how can you find a buyer faster than the owner or the sellers agent?

Then you need to negotiate a price that is low enough that you can make a living and still pass along a healthy profit to the investor.To me it seems like a difficult, thankless, and soul-sucking job, so I'd recommend you stick to being a realtor, but I've never done it myself, so take my advice with a grain or two of salt.To answer your specific questions, you usually need to bring the full bid amount in cash or cashier's checks (at least in my state) or your bid is forfeit.

If I take partial money from a tenant to hold a place prior to move in I will fill out a non-refundable deposit agreement that I use outlining what the tenant has paid, what is still owed and what date they must provide the remaining funds by otherwise they will forfeit their non-refundable deposit and I will move on to the next tenant.

If for any reason you decide not to accept the apartment prior to signing the lease the holding deposit then becomes non-refundable along with the cost of the application fees charged to run your credit.It's better to forfeit a holding deposit and be out that money than sign a lease for something that's not going to work for you.

I have been at this for 3 years and only had one couple give me a deposit and not move in- the couple broke up so they forfeited the deposit.
