Her neighbors on both sides play loud music very loudly until late into the evening and they both constantly smoke marijuana and cigarettes, which are both items in direct violation of the lease agreement and the landlord does nothing to stop this behavior.

At the time they targeted Asian massage parlors, cigarette sellers, night clubs that had customers deemed criminal (read: minorities), medical marijuana clinics and (post 2008) bank owned properties that had been foreclosed.

Hi BP,Quick question for multifamily owners.We have had several tenants in a 4 unit building complain about noise (video games and small children yelling) mainly on the weekends and late at night as well as cigarette smoke smell when neighbors turn heat on.

My guess would also be, if the neighborhood is anything like what I understand about the frogtown area, more residents are going to own a dog.P.S. you may want to consider offering a month to month lease with 60 day move out notice, or lease until the end of May - August.One more thing: I would not eliminate smokers.

Talk to all previous landlords, not just the most recent.Avoid smokers.... they are not a protected class and can do a lot of damage to your property.
