The charm of old houses is the craftsmanship and proper renovation cost lots of dough.

Whether that be a fix and flip, buy and hold, vacant land for new construction, multi family or single family, I really do encompass a vast majority of the investment side of real estate.I’ll personal message you to further discuss. 

When I first met Nick Bravo and hired him to do construction jobs, he seemed charming and funny, but I later learned there is a darker side to him, that involve blackmail, extortion and threats of violence and death.

The south side is older and has a lot of old town charm, and the north part is newer and mostly built around all the resorts and golf courses.

Encompasses multifamily, office, land, retail, etc. etc. 

This list isn't all encompassing, but those are some staples that make a deal smooth and doable for the newly minted.

I would love to update and improve these to keep the old community charm but with a modern twist.I came to BiggerPockets through my research on the internet in how to do specific real estate deals (land contracts, foreclosure/short sale/auction investing, etc).  

. :-)  I have two Mexican and Costa Rican 'divorcees' next door over here in California, and they can go from positively charming, to absolute hell on high heels... for sure.

IMO Dutchtown has some historic charm so it will eventually gain some interest if for no other reason than it's well-situated between other desirable areas, but it's much more residential so I think it'll end up more like Bevo with a mix of low-income and blue collar residents that make it very stable, but without much appreciation.
