I believe this market cycle is topping, and one should tread very carefully before investing more money into an 'unsure' property.That does NOT mean to stop investing; just make sure you aren't trying to catch a falling knife in an unsure environment. 

@Dave Vona, there are a lot of challenges here in comparing the two.I have invested in SFR and syndications, granted syndcations only started about 4 yrs ago, where SFRs were 14 yrs ago.The biggest challenge in comparing these two, from a very technical aspect, is you are using syndicators 15-18% projections on value add properties (and the rent increases that can come with them) versus a more turnkey approach.So let's look at most syndicators in the value-add space and for completed deals:I would say, many groups hit roughly 25% IRRs for their LPs, often with a roughly 2-3 yr hold.

Aloha,Poorly maintained tanks, and especially tanks in an environment that creates excessive condensation on the exterior of the tank, often drip onto the floor, damaging floorcoverings and underlying typical subfloors or hardwood flooring.

It sounds like a challenging situation, and handling it requires balancing the tenant's rights with your obligations as a landlord.

In our property, the house was open to the air in the damp environment of coastal Florida, no heat or A/C at the house.  

The way more challenging part is #1 finding the deal of course, #2 finding great contractors that would take on this type of project with payments to them working through installments, #3 finding great terms on your refi.My advice would be to look aggressively for #2 and #3, so if you do come across the golden ticket of #1, you are ready to pounce.
