Tricky, to get people to move in, it would need to be accessible to transportation, town...but the city has not accepted them so much legally as a living space.

Still unclear if we can rezone to 3-unit, but it seems that in that area we cannot have 3-family properties...In case we can't rezone to 3-unit, what are the legal options available for the 3rd unit?

Now you're operating a triplex, essentially, with 2 income-bearing units, even though the street might be zoned for SFH only, and it's totally legal (assuming appropriate setback etc etc).

I am unaware of "normal wear and tear" having any sort of legal calculation.

We require any tenant 18 or older to qualify for whole rent on their own unless they are a legal dependent (spouse, college student, dependent parent, etc) of applicant, even then must pass criminal background check.
