You could charge a higher interest rate and negotiate the down payment that way you still get your money monthly & not worry about repairs etc. if the buyer defaults, you get the property back.

The description talks about the buyer assuming the Point of Sale, so I would assume there's a decent amount of violations on there at this price, but if not, it looks like a pretty good deal. 

If you fail to follow the rules, you may open your personal assets to a lawsuit.

There are many lawsuits filed against them, and they have failed to repay many past investors - I personally know of at least 20 people who are collectively owed millions. 

I own over 150 units in the Pittsburgh market and work as an agent here as well so I've seen plenty of investors succeed and plenty of others fail.
