They are not plug and play if you want them hyper focused on your assigned tasks and done to your requirements. 

This is like when I was younger and I laid out all the steps to playing in the NBA, but the first step didn't make any sense because it was grow to 6'6".

But as I have said before your  sand box is pretty cool and very hard to duplicate in most of the US.. but then again you play the hand your dealt and the money is made in real estate when you understand the very technical type transactions.. where the mass's just think of vanilla sales .. 

Where I'm stuck right now is, to use your analogy, figuring out "what sport" I want to play. 

Milwaukee is the typical example of how this plays out: we are currently the #6 hottest market in the US.

If you are in too low lying of an area, it may not be the wisest long-term play (unless we start building dwellings under water!)

But  I will play along.PML if its true PML  not HML calling themselves PML is very much relationship based.So I just took on a  new client in the mid west...

Is it a cash flow or equity play? 

However, we can also play with this in a creative way.
