Other non-code enforcement issues I look for when doing inspections on my own: change air filter, check to make sure toilets are not running, run water in sinks and check drain pipes for leaks, check for signs of unauthorized pets, check to make sure all windows operate, check all GFCI outlets with a tester and make sure they reset.

Current Purchase Price: $188,000Total Expected Monthly Rent: $2,100It is a 1925 triplex that needs (to name a few):- Foundation work (post and pier, $11k worth of work)- Roof replacement ($11k worth of work)- Electric that needs to be brought up to code (still has knob and tube wiring, etc.)- Termite treatment- 1 dysfunctional water heaterAccording to contractor bids, there is at least $45k worth of repairs.

For example, management not treating tenants in an ethical way (not repairing air conditioning when they were supposed to, or not repairing plumbing or other major issues in a timely manner.)I've also heard some stories of success too, so I say be very cautious.
