In the current red hot market where full price and over offers are the norm, my basis in acquiring new buy-and-hold properties is 3% better than buyers who use an agent. It's not all good, in Texas, a licensed agent making a purchase for themselves from an unrepresented seller is required to provide the seller with a CMA in an effort to protect sellers from being misled and to protect agents from accusations after the sale.

@Mike Lynch happens every day all day.. people buy homes from other people.only thing that gets a little sketchy is when you or an investor aquires a property through false pretense's.. it can be a moral issue .. or it can be a legal issue.however this is why I like buying off of MLS when I can .. once its listed to the world whatever we agree on there is no issue with me as the buyer being accused of taking advantage of someone else.taking advantage usually means taking advantage of the less educated or the older folks that may be a tad confused... like they read their tax bill and see there house is assessed at30k and when its worth 100k and they think its only worth 30k and sell it for that.

Your tenants will accuse you of being money hungry or worse (while sticking you with bills that *they* racked up) and they will always put themselves first.

In this way, you kill two birds with one stone: You won't be accused of brokering since you actually closed on the first transaction, and someone will be paying for the excise tax(es).Just my 2 cents,Duane.
