Research or get referrals for RE brokers or wholesalers you specialize in off market deals and develop a relationship with them.

@Taylor Witt @Roger Sandmann From my experience Menards and Floor and Decor tends to have the best retail prices for flooring.

They should have some resources and referrals to use to get your feet on the ground and get your first deal done.

Lots of our clients are interested in mini splits, but they always seem too expensive...all our subs tend to only like Mitsubishi, which is pricy.

I tend to lever properties up to buy more, but since rates have outpaced rents, it's been more difficult to do so successfully. 

Creative financing tends to be slightly more expensive than traditional but is completed a lot quicker and has many more work arounds as well as being more flexible.
