I would consult legal counsel before acting but I respectfully disagree to say it is an SEC violation per se to mail to a private money list.True if you offer a specific percentage return or offer participation in a specific deal you may NOT legally do so.

In my area, all landlords that would like to participate in the Section 8 program must attend a Landlord Briefing in which they explain the process, expectation and give you tips on selecting a tenant, maybe they have that in your area.Good Luck !

There are many hard money lenders on this site who have spent years participating, communicating, answering questions, etc, with members.

We won't hold that A&M heritage against ya if you come to the meetup or participate ;-)Luckily you're in the best town in the metroplex for small regional bank contacts.

And maybe you should have your wife log onto BP to so she can participate in a community were she can avail answers especially if she is going to assist with the biz.

I have not been in here long but I have taken the time to read thousands of posts before becoming an active participant.

If the seller still owns it and is willing to participate in a short sale, I say go for it.
