The loan apparently doesn't allow me in the state of MN to have both a 203k loan and state down payment assistance so I either need to come up with a 3.5% down payment or skip rehabbing.With regards to that, without taking on roommates single family properties don't show good cash flow in the outlying areas of Northwest Minneapolis.

Anyone in the Southwest suburbs area of Minneapolis new to REI and looking to share ideas and team up or just network?

I'm 32 and just moved to Minneapolis from Boston to invest.

Investment Info:Small multi-family (2-4 units) buy & hold investment in Minneapolis.

That being said Minneapolis does not require an owner occupant to get a rental license, I'm not sure about other municipalities.
