@Lei L.As far as the radio goes, I have an old simple radio that I usually take to the job site to listen to music while we are working.

We just got it booked for an upcoming music festival weekend from a group of 12 for $800/night for both units.

We could make minimum wage $100 per hour and the result would be that a $10 Apple Music subscription would now cost $100 per month.

Loud music, slob, always using the kitchen/shower, says offensive things, etc.What if an existing female tenant isn't comfortable with the new male tenant you just chose?

I did not want to listen to music at that moment, I was all up to date with the podcasts that I follow, so I went ahead searching for something new.

Doing this now for a Mexican restaurant I am listing and we are positioning the property to make it attractive for an investor (ten year nnn lease with 3% annual bumps).  

I also enjoy cooking, reading, live music, fitness, international travel and learning.
