The one million dollar question is how many people will not get their job back and how much time it will that take to get back to such levels (ie 2-4%) from now (ie 20%)..for businesses to recover and so on...Government is pumping money and taking measures to prevent a catastrophe...but there’s a limit and this cannot go forever and the fallout will happen.....how hard impact will be is anyone guess....but is inevitable ....Theres a saying that goes that when others are greedy be fearful and when fearful be greedy......I just purchased my latest investment property on May as a buy to hold C class property at a discount price of 30% and got it rented immediately with a net CoC of 15%.

On refinancing, just know that if the seller has a $150k loan balance, and the comps are $160k-$180k, it may a pickle to refinance the loan because of the appraisal and LTV (loan to value) requirements. $1100-$1400 is a big range, narrow that down and be conservative. do some research on craigslist, rentometer, etc in that general area for similar properties.

Everything looks sound structurally (just cosmetic problems)... and you avoid the dreaded domino effect (if you get new cabinets, then may as well go new counter, so may as well go new sink, faucet, add a backsplash and now you need new bling appliances so the old ones don't look out of place... and heck maybe... you get the idea)...Then I would hit the old pause button before I did the appliances IF they are functioning well (frig is quiet and undamaged inside).
