@Emily Mohr We use a form called Notice of Adverse Action.

Had a newbie client that bought 5 SFR rentals and called us 3-5 times daily.

There are some that are great for sure, but I have currently heard terrible stories about people putting money in the last 2-3 years and losing it all, capital calls and losing the whole deal due to bad bridge loans (some coming do very soon). 

I think real estate investors in the game just become confident as to handle new challenges and they call that being experienced - Just like parenting: you think you are experienced with changing diapers, but the child is growing-kindergaten-grade one-baseball/soccer- soon teenage and the jazz goes on - grandparent

I highly recommend a book called Foreclosures Unlocked by Matthew Tortoriello and Kevin Shippee.

I'm always worried I'm going to get a call the plywood or bush sticks busted, and the cement blew out.
