They basically sent me all the docs I needed to sign by email and then I printed them out, signed them, and Fed Exed them back with the fastest delivery possible before the closing date ( cost me about $100 from Brazil for guaranteed delivered within 2 business days.)

You might be able to get a rental in Atlanta for 40k but that is a big plane ride and since the income is low and the potential for problem renters is high, finding someone to do that kind of work for cheap is problematic to say the least.

Depending on your plan hold period for the building, your budget and your calculated pay-back based on your market, I would consider the following on a complete gut of an Edwardian era building:After installing the necessary fire-stops in the balloon framed walls, apply 3.5" of closed cell foam to the interior wall cavities - instant vapour barrier and you will have R21 in the all.Since you have the cladding off the outside of the house, I would add an additional layer of 1 - 1.5" polyisocyanurate hardboard insulation to the exterior (after wrapping), tape all seams and then strap for your drainage plane.
