@Scott Nolan If this was my deal, which it's not so take this with a grain of salt, try to find buyers out there who don't stick to the 70% rule and market the property to them.

I've never wholesaled, so take this with a grain of salt.... but I would suggest you wait to hire that stuff out until you see a need for it.

I live in Salt Lake County and the lists are updated frequently, but there are some counties here in Utah where I look at the data and it's about 5 years old, so just be aware of that.  

I would  take the opinion of family and friends with a grain of salt - unless they are well versed in your business model and cost of labor, they are giving opinions without all of the facts.

I would take generalized zip code information with a grain of salt as many of these areas are seeing rapid change, especially in 64109, 64110, 64131, 64123, 64124, parts of 64127, and 64130.
