I know this is not what you're asking for but in case you need help with those tasks too, it might work.I am sure you can also find some native English-speakers there that could do the job but their rates might be higher than other services.

If anyone has any suggestions on where to specifically study or research such as a REI group here in Jax or any other suggestions to help guide me toward making the best educated decision I can and also make this process flow more fluently and build some confidence in doing so, I would greatly appreciate it!

Most of the Filipino VAs I've hired speak English well, but their writing is clearly not written by a native speaker. 

NOPE  99.9% sure your being sucked into a scam artist.. private lenders do not solicit on the internet either .. or have bad English or promise rates that are not real or dollar amounts that you know are not real or you could really never quality for.. they just want your up front processing money then they will go dark and ghost you.. or try to lead you on asking for more money until you finally quite sending them money.. 

Hello,If I have a Spanish speaking tenant that will sign my rental contract in English is it legal for me to translate the rental contract if I speak English to them or should they have there English speaking kid translate for them even if I can do it?

Took 3 days, but we got 4 non-English speaking guys to rent it. 

Yeah, other than the fee up front, the “English is not my first language” writing gives it away.
