If you're only doing a kitchenette, you're obviously looking for a non-cooking batchelor or similar, but someone looking for a basic space.

W/ our portfolio the worry about taxes is more a concern in the Cook county suburbs than the city itself, but a concern none the less.  

Also, provide more continuous counter space for tenants that cook.

Remember this.... everyone want to find the pot of gold at the other end of the rainbow but sometimes you need to realize that you have to furnish the pot!

Short example not trying to sound morbid here but i do get calls from 2 local funeral homes .Most do there own in house type financing but occasionally they do run across people that are land rich but don't have a pot to PXXX in , A little help , guidence , and volunteering to others can go a long ways in one day making a deal come together and putting you atop the consideration list when the time comes for the people to sell .
