What do I do with these leads?

I am aware of at least one and possibly more persons who would like to sell their home.  The first is retired and has purchased a second home in Arizona. This is a friend (church member) so I'm not sure how to approach him.  I know he wants to sell but I also know it needs work that he doesn't want do.  I could give a lead to someone who is interested. Any suggestions.  This is southwest Cook County suburbs.
