My goal is to offer more value than any other person out their and I'm pretty sure I do that.When someone buy's my stuff, their not buying a 300+ pages of guides and 12 CD's of audio....There buying and getting a short cut, condensed, lesson of my experience buying and selling over $11,000,000 worth of real estate and 120+ homes....That means, they don't need to make the same mistakes I did, they don't need to reinvent the wheel, they basically have an exact map of everything I've done to succeed.

There are codes as to how close those pipes are to each other and windows/doors/other penetrations.Lastly, if you're getting a super-efficient model (condensing), you'll have condensate to deal with.

We've done about 12 projects and in the past year have dealt with constant theft and vandalizing - condenser being stolen, a whole house of staging furniture being taken, the meter loop of the house  being stolen & causing a host of electrical issues, then a few days later all the wiring being cut and stolen off of the same house.

Unless you are going to hire a well-vetted, excellent property manager, expect to be in Dayton frequently (and, as a condition of the contract, you need to vet each tenant personally and have them sign estoppels).What I wrote above is a condensed version of my opinion.
