If they are storing tires on the property today, in a couple years it may be 16 tires, an old pickup topper with broken windows, a rusted out BBQ, a yard full of dog feces, a couple buckets full of engine oil . . . you get the point.

I took on one who had 1 property of experience, but they did everything right on that, and let me grill the heck out of em, fully understanding my position.

I prefer a charcoal grill.

Bar & Grill has  the best Mexican food in the area, and of course they carry Muscle Vodka!

Id love to cook some food at one of the events and chat REI around the grill.

A fully stocked kitchen, a great grill, plenty of games to play when it rains etc.All 5 star reviews tell the tale.Not every STR needs to have gimmicky things to stand out.

Wait until you have renters light a charcoal fire in a gas grill.

My dream property is a property I own in Costa Rica, which is a 2 bed/1 bath on 13,000 square feet of land within 60 seconds walk to a surfing beach, in a small beach town of 500 people, located 25 minutes drive from a larger beach down.I plan on building a surf shed to house surf boards, a large swimming pool, a bbq area, fruit trees throughout the property, install a streem with a small waterfall and fish, then tear down the existing house a couple years down the road and put in a 5 bed/6 bath house, use it for myself every 90 days, going there with family and friends, the rest of the time rent it out short term rental.   

As far as renting to these types I can’t comment on that in the open forums due to fair housing lawsDennis when I worked for a big syndicator in the early 80s doing their land acquisitions ( great job by the way it was all Comish best of both worlds) any way we had apartments in Stockton CA.. and there were a lot of SE Asian emigrants,  and more than once we had them use the sink in the bathroom fill it with coals and use it to BBQ  how they did not suffocate I don't know.. but ruined the units.  

I saw the updated photos on Mid South's website, and I agree it looks much improved from the listing photos, while not being over-rehabbed for its area.On an unrelated note, I'd be lying if I said that the prospect of BBQ ribs in Memphis played no part in my interest in this deal.
