It will always be market dependent as to what any organization can do, it is not something that can be replicated anywhere.I haven't read the entire thread, nor will I, nor have I said it can't be done, in the right market, obviously CA is a unique market, higher prices, higher foreclosures, more inventory, active markets make many things possible that can't be duplicated in other areas, good for you guys, but let's not speak of such business as if the same thing can be accomplished in Little Rock, AR or Boston, MA !

You should speak with a local agent, but in Arkansas the buyer has the opportunity to inspect and often times, when the home is being purchased "in normal working order" vs "as is" the buyer will make requests for items to be repaired by the seller prior to close.
