If you're going to self-manage Heist Weiss and Wolk is a great landlord-tenant attorney and they've helped write a lot of the leases and laws for FL NAA and other FL stuff.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Just because some writes a book, goes on a podcast and is popular on social media; doesn't mean they actually know what is going on.

Fees should be clearly stated in writing, easy to understand, and justifiable.

I straight up asked my lender if they would "call" the loan for the due on sale cause and have in writing that nothing will change. 

Personally, I love the Chicago market and still believe that there are deals here...I think an important I figured out is determining EXACTLY WHAT A DEAL LOOKED LIKE for me...then getting hyper focused on the area and writing a bunch of offers at a purchase price that WORKED FOR ME!

You also get a portion of that sheltered by depreciation write-offs.
