Very nice market, but pricey and again like you are finding the numbers just don't make sense because sale prices are inflated cause you have paper heavy investors who are thinking way long term and any short term extra costs are irrelevant to them. 

Would have been so nice to have one in my own back yard.Feel free to reach out of you're doing similar project or have interest in this strategy.

I treat him very nice and pay him very good.  

Rents are anticipated to be 2250/mo so it fits nicely with the 1% rule. 

My very nice 4 bdr refurbished SFR has been vacant for over 2 months.

And I got burned almost every time by being the nice guy.

While they are very nice and I believe good people, I have had a few deals fall through after months of hard work on them because they do not fight for the deal in my opinion. 

Then decorate the place up, nice lighting, signs, etc.Then you can move the needle.
