Do you have a special feature that would justify a higher price?

The boundaries of a neighborhood can be larger streets, tracks, parks, etc.A house as close as possible in features (beds, baths), size, etc.Using the same financing method, with an arms-length transaction.Once you've found the right comps, then you have to make adjustments to them based on all of those features to get an accurate value for your property.I used to use a spreadsheet for that, until I built this tool: www.reikit.com/compsThe tool uses Zillow data for lookups, but usually I go in with my own set of comps from my realtors then use the tool for adjustments.The hard part is getting the comps, though, and MLS is always going to be king.Cheers!

Simply use the search feature in BP and type in accounting software.

The average rents that I have seen for either a 2 bed or 3 bed row/town house has been anywhere from $900-1200 depending on the cosmetic upgrades and features (i.e. garage, outdoor space, etc). 

In New England, there's a lot of diversity in features. $1,500 is certainly the median rent for this type of unit.

Redfin.com is the next best thing to having MLS access...also HomeSnap.com, they're both connected to ARMLS and they both have private notes features where you can track and make notes on each property you're watching (although Redfin is eliminating that feature, write them and ask them not too!!)!

The area I live in, the properties don't need those special features to appeal to a tenant.
