Hey, so the other day a I was talking to another student at my university about our schools financials, and found out most if not all schools publish a financial statement.  

While he was 'building' his credit (a similation as if he was a 1st yr college student) with a new car loan and new cc, his score was like 324 for a long time.  

I'm a full-time musician and a long-time real estate investor (always done it part time),  I've owned a few student rentals, a duplex, a single family and I've always always rented out my basement wherever I've lived.  

The air conditioning I had checked out by an HVAC company that fixed the obvious problems, as it was a cheap system that wasn't installed properly.One and a half handy people is not as fast as the professionals, so I missed the main window of opportunity for the target renter, students.

I am a young 26 year old college student, who is a finance major, with about $500 to start with.

Im currently about to turn 19 this month, full time student, with about $272 in monthly expenses just from small bills (I recently just made personal budget spreadsheet).

But I admire your ambition, I urge you to keep asking questions, and to keep putting yourself in the position to profit.

The home is close to SF State, so during the school year I could target a visiting/new Professor's family, a family looking for corporate housing (e.g. for jobs in SSF biotech) or a group of international students who prefer the convenience of a furnished rental.

I am a 20 year old University student that has 1 year of experience in the business as a residential leasing agent.

I am new to REI my plan is to buy a duplex with my credit (have good credit no kids or student loans) and within 6 months purchase another duplex as well.
