In that regard, I would think you having a business card ready to hand out for such occasions is a good idea unless you are already doing that.Well this post was a bit more long-winded than I thought it would be but I hope I was at least able to help a little bit. 

I have no illusions to hard it will be managing properties, and I don't expect a handout, but any job is better then what I have now, haha.

But just don't want to be ripped off.Originally started looking at Cleveland because the housing was cheap and I may be going there for a trade show for work next year which is convenient.

What i have seen done, which i think is the way to legally go, is handout a list of 5-10 lenders that you know do mobile home loans with their phone numbers.

I suggest you ask your local RE Club for references on who out there really has good quality info without the hype or their hand out always asking for more money to give you the 'real' info.

If it was there would be a handout and everyone would own 30 houses.

Learn to pre-screen people with a few basic questions for the phone or email to weed-out tire kickers and deadbeats looking for a handout.

Send out mail, go door knocking, hand out business cards at local business, put fliers out that you buy houses, tell everyone and anyone you buy houses, use Instagram and Facebook (yes I've gotten a lead from Instagram).
