I do allow my tenants to have security systems installed (that they pay for) and I do allow them to pay to have window bars installed (by my handymen, they can't do it themselves, but they do have to pay).The reason my portfolio is viable is because I'm very close to Market Rent on all of the units, in spite of their location, thanks to Housing Choice Vouchers (HCVs).

I think taking ownership, keeping it professional, and staying business focused will set the bar for what you bring to the table as a Landlord since they don't know you.

Barring a major problem, figure 2-3 days to turn the average place around if no problems, a week tops if you're super busy.Obviously, you shouldn't start listing or showing if anything big needs to get done, but once the grass is mowed, snow shoveled, lightbulbs replaced, carpet vacuumed, I'd think you could certainly show it.

Secondly try searching some people in the search bar in the upper right and see if any brokers need an assistant or anyone flipping may want some part time help!

If we were to go further with finishing it, we would probably create perimeter walls and a better floor and maybe a bar and a nice rec room space.  

The program requires quality health and does not cover medical claims by avoidable actions such as drinking and driving, children out of wedlock, getting in a bar fight while drinking.
