The plan would be to pay back the HELOC using rental income (or just our income if we don't have renters) for about 6 months to season the loan and hopefully build a tiny bit of equity (both through hopefully natural appreciation and forced appreciation in the form of renovations).

Is the income/credit check only on the person that applies or on the household?

As the neighborhood develops and the house ages a tiny bit, I've seen steep drops in the rent rate.

When you first jump in, the universe seems very large, but you'll find the world of real players; the guys/gals that continue to show us is tiny.
