Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

I've selected Collin, Denton, and Grayson counties as my investment focus.My goals involve investing in small multifamily properties and long-term rentals.

Might be a diamond on the rough if you can fix it up and then long-term rent.

However, I probably would not upgrade it but I would rent it out LONG TERM at least until you know your long term status in Portland.  

Fake investors, you can sell the dream, the hustle is sold separately  thats why lottery tickets sell so well.. dream with no effort. 

I would notify her in person and in writing (big note on her door) including quoting the clause in the lease where she is responsible, and tell her you will be inspecting to insure the heat remains on, high enough to protect your unit, or she will be breaking the terms of her lease and also liable for any damage done in the downstairs unit as well.

However, terms are negotiated specific to each project. 

Focus on long-term guests, like corporate clients staying 30+ days, because it’s easier and brings steady income.

@Nathan Gesner Yes, I'm fairly confident if we were to hold long term, we'll do just fine. 

Prepayment penalties- usually 1-5 year terms.
