Local REI meetups tend to be a good option to find good PMs (especially high touch MTR PM). 

Keep in mind, rates will tend to run a little higher with these types of loans.

This is not a good move on the banks part, but they tend to delay any costs as long as they can. 

Plus they tend not to take care of their homes so they are not appreciating as much. 

Each deal is different, there is no set "standard" but there are things that tend to be the same.  

Each group tends to go after certain types of properties. 

Separate LLCs with their own bank accounts tend to keep things cleaner come tax time. 

I also sold full ones with residents for some friends of mine and it was very difficult for most buyers to purchase as operators tend be regular folks nurses etc difficult to operate as a business owning a few. 

I am thinking Des Moines as it is a growing city with people that tend to be there for a while.

I have tried Zillow and Redfin but they tend to hide sale prices.
