I see hard money lending as just part of the cost when doing these kinds of deals.

Going this route is more involved and that makes it more costly too.

A friend of mine, Ryan, who invests heavily in Baltimore, realized his interest costs were eating into his cash flow.

You can use your own funds, use a HELOC or do a cash out refinance to cover the costs.
