After contacting the family we told them of our concerns for their mother and they were able to step in an get some care for her and they also took over the finances and everything has been smooth since.  

If they agree to the price then I have both parties sign an intermediary agreement and prepare the offer docs accordingly and work with both parties on a smooth closing.

My advice on a short term rental is air on the side of caution with offering concessions to smooth over problems.

@Chris Seveney I will take whatever you have and I can smooth the data using Power Pivot or Power Query. 

If you want to keep it simple, have a fast and smooth closing with a local rep that you can reach out to quickly for answers, then go with a local lender.
