How good is the earnest money deposit (a higher deposit generally signals stronger commitment by the buyer, minimal deposit could mean--meh, I could take it or leave it). 

Changing walls to me signals permit and for permit you typically need to submit a plan.

I fully expect that this house will sit on the market for a bit and sell well under their over market asking price, and if it does as expected I would take that as a signal of a healthy market, not a softening. 

These gaps appears to be shrinking, perhaps signaling that some buyers are dropping out of the market.

This was a great deal and I thought it'd be a good idea to offer a bit over asking price to wrap things up but it ended up signaling to the seller that they could get more for the property, which I obliged.

Hmmm...does this signal us to pivot into other money making avenues other than flipping?

Plus the survey is only signaling a desire, not actually movement.

If everyone else is signalling to you in various ways ("market signal") that it might not be a good time for this type of "high risk" stuff, have you considered that there may be a reason...? 

It works on cell signal, easily portable to the next project, and fairly inexpensive.
