Hi @James Heller I am fully renovating 2 of my units on a 4plex I have in Golden Hill...feel free to reach out and send me a private message if you need assistance and contacts....You can get cabinets and prefab quartz countertops pretty inexpensive and refacing is usually more expensive, I've found.

Also, my insurance company said it would be the same rate regardless which option I go with.or do I stick with the cheapest option upfront like a shingle roofObviously the upfront cost/future cash flow will be hurt the most by the standing seam steal roof (although it could assist in resale value)Does anyone have experience on roofing or an opinion which is most ideal for this scenario?

Besides what you've mentioned, here are a few additional common expenses to consider:Landscaping (especially if there’s grass or common outdoor areas)Pest control (sometimes needed for multi-family properties)Legal/accounting fees (for lease updates, tax filing, etc.)Vacancy reserves (for covering costs during turnover)I can assist in helping you find funding, LMK!

If you see multiple posts a day, it's definitely worth speaking up about like @Nathan Gesner mentioned.At the end of the day, these "trolls, the cut and pasters, and AI posters" don't win in the long term....All sites or groups that grow experience the same issues with moderation (see Facebook groups), but VAs can't moderate because they are doing a letter of the law thing and not reading these garbage posts for what they are - spam, AI, number puffing, and cut and pasting, self-promo.

Extensions are likely granted, if needed.You will receive $3k relocation assistance at the end ( unless you have other liens, back due water/sewer/HOA etc. ) You can also stay in the home until the sale closes, which gives you at least a few months payment free to be able to figure out where you will relocate.

We’re one of the few property managers that require W-2’s and a bank statement and we go way beyond the traditional, “income must = 3x rent” qualifier.Below is more information about what our Applications Department does to screen applicants and find the best tenants possible for your property.Required InfoWe require the following from each applicant over the age of 18, that is not a dependent of another applicant (as evidenced on a tax return):Copy of acceptable state picture IDRecent YTD paystubRecent W-2Recent Bank Statement, all pages, no info blacked outRecent tax return if self-employedApplicants are often slow about turning this information in, asking us why we need it and then taking several days to submit.
