Hi Ahmad - What is the seasoning period?

The contribution of your exchange property into an entity at his point in time will not jeopardize your 1031 Exchange transaction since you have such a long holding period (seasoning). 

In any case, I attach below a screenshoot of the seasonality page for Fresno, CA.You can see that the demand is higher in the summer than in the winter season.

Our house is fully booked for the season through mid August.

April and May are traditionally when sellers give up selling because season is over and most of the buyer's head back up north.

I just had mine konk out on me before the start of this new tax season.

Once the property is rehabbed, you can refinance into a DSCR loan with no seasoning requirements.I'll let some of the traditional mortgage brokers chime in, but traditional financing might require a 12-month waiting period to pull your cash back out.

There are some decent spots that do well and are more affordable than Raleigh.Also I bought during the winter during slow season, great neighborhood but horrible photos, clutter everywhere, original condition.

But realize that if you live somewhere seasonal, occupancy can vary... like cold winters in Texas probably equal lower occupancy.
